Tysons Corner Walk Score: 66

There is a dichotomy at play in the Greater DC area. We are one of the most car-dependent areas in the country, with the traffic jams to prove it. Yet, within Tysons Corner and many other places in DC, northern VA, and Maryland, there are many areas where it is easy to walk to stores and businesses. Renovations in Tysons Corner aim to increase the walk score of our city.

What is walk score ? Walk score simply measures the walkability of any neighborhood and assigns a walk score from 0 – 100.

According to the official Walk Score website, Tysons Corner’s walk score is 66, higher than the average walk score which is only 49. Within the city, many addresses have amenities within walking distance or at least nearby. In busy America, people often do not have time or interest in walking a mile for a cup of coffee.

What does a score of 66 represent? A score of 50-59 is Somewhat Walkable, while 70-89 means the area is Very Walkable. A somewhat walkable neighborhood is defined as an area where some errands can be done on foot.

Once the transformation of Tysons Corner is complete, the goal is to have more homes, businesses, and amenities a short walk or transit ride away. With more businesses in the city, more people will have the option to work nearby rather than a tedious commute away.

At the moment, Tysons Corner is walkable for those workers who have offices in this thriving metropolis. If you need your morning coffee before work, Java Works offers a wide range of coffees. Woo Lae Oak, voted Virginia’s best Korean restaurant, would be the perfect spot for a business lunch. Or, if you just want to kick back and relax after a hard day’s work, O’Malley’s Pub has specials Monday through Friday from 4:00 p.m. to 7:00 p.m.

What about residents of Tysons Corner? Tysons Corner is also walkable for many residents who reside in this hub of activity. It is becoming a common sight to see young professionals entering and exiting their downtown homes pushing a baby carriage. There are many housing opportunities to select from if you want to live in Tysons Corner.

The majority of housing in Tysons Corner is made up of townhouses and condominiums. The Colonies is an example of a garden style complex and is located close to Chain Bridge Road and Tysons Corner Center. There are also luxury style high rises that offer many amenities such as the Rotunda and Park Crest that are located in the center of Tysons Corner. When Tysons Tower and Tysons West Promenade, both multi-use projects that will include living and office space, are complete this will only add to the walkability of Tysons Corner.

There are additional benefits of living in a walkable neighborhood. A walkable neighborhood is an environmentally friendly neighborhood. It is also a healthy neighborhood…walking is great exercise. The great financial benefit is that just one point of Walk Score may add up to $3,000 to your property’s value!
