<p>In the 2 zip code 22102 (McLean) and 22182 (Vienna), what I lovingly refer to as the Tysons Corner Area, in February 2010  there were 6 Townhomes sold.  These 6 homes were sold in 5 Tysons Corner communities = Amberwood, Courthouse Station (2), Hahn Property, The Reserve at Tysons Corner, and Tysons Manor.  Prices for these homes ranged from as low as $432,000 for the no garage, (built in 1970) 3 level town home in Tysons Manor, to as high as $826,750 for the practically brand new (built in 2009) 2 car garage Townhome at The Reserve at Tysons Corner.</p>
<p>Of the 6 townhomes sold in the Tysons Corner Area in February 2010, none were bank owned and none were short sale situations.  The average days on market was 24.  The average seller subsidy was $983.33.  These Tysons Corner townhomes sold for 98.34% of their list price at time of contract.</p>

<p>In November 2009 there were 9 Townhomes sold in the parts of Vienna (22182) and McLean (22102) that make up and border Tysons Corner.  These homes were sold in Courthouse Station (2), Courts of Tysons (2), Hunting Ridge, The Reserves at Tysons, Tysons Village, Westwood Towns, and Wheystone.  These homes sold at an average of 96% NET SOLD price compared to the list price at the time of contract.  They also sold in an average of 56 days on the market.  None of the 9 Tysons Corner Area townhomes sold in November are described as bank owned or short sale (distress situations).</p>

<p>These numbers compare well with the 5 sold in the same month, November, of the preivous year (2008).  In 2008 the 5 sold in Tysons Corner area sold in an average of 92 days on market, and 95% NET SOLD to list price at the time of contract.</p>
<p>Right now there are 21 Tysons Corner area townhomes Under Contract.  The Reserve at Tysons Corner leads the pack with 45 properties under contract.  Other communities with sales pending are: Battery Park, Cedars of Tysons, Courts of Tysons, Hahn Property, Hallcrest Heights, Hunting Ridge, Madrillon Springs, McLean Court, Merry Oaks, and Tysons Village.  Of these 21, none are listed as foreclosure or bank owned, but 9 are described as being potential short sales.</p>
<p>There continues to be a lack of inventory across the board in our area, Tysons Corner area townhomes being no exception, as there is only one property available on the market.  That property is in the Hahn Property neighborhood and is asking $545,000 and has been on the market 223 days.</p>

<p>Although there is nothing available for sale right now in the two Tysons Corner Townhome communities, Tysons Manor + Courts of Tysons did see some activity in September + October of this year (2009).</p>
<p>Right now there are 3 tysons corner townhomes under contract in the Courts of Tysons.  They range in asking price from $326,000 to $394,888.</p>
<p>During this same two month period, September + October 2009, there were two sales.  One in each of the communities, Tysons Manor + Courts of Tysons.  The Tysons Manor property was a bank owned property, that had mold, drywall, and roof issues.  This tysons corner townhome sold in 39 days on the market after reducing it&#8217;s price.  It sold for a $330,000 and $5,000 in subsidy to the buyer for a net price of $325,000.  The Courts of Tysons townhome sold for $383,000 and a seller subsidy to buyer of $1,000, to equal a net price of $382,000.</p>
