5 Townhomes sold in Tysons Corner Area (22182, 22102) in November 2010

The 5 properties sold in the 22102 and 22182 townhome category was relatively slim compared to the 9 sold in same month last year (November 2009).  In that month there were properties sold in the communities = Courthouse Station (2), Courts of Tysons (2), Hunting Ridge, The Reserve at Tysons Corner, Tysons Village, Westwood towns, and Wheystone.

Although the Tysons Corner real estate was behind same month of November 2009 vs. 2010 for the Townhome category, it was actually up 1 sale vs. the month previous (October 2010), where there were only 4 Tysons Corner Townhomes sold.

Hahn Property took the prize this month as it lead of the Tysons Corner communities with townhomes sold in the month of August 2010.  It had 2 of the 7 sales that occured for townhouses in the 22182 zip code that month.  The other sales happened in the Tysons Corner townhome neighborhoods = Courthouse Station, Tysons Terrace, Tysons Townes, Courts of Tysons and Tysons Village.  The highest sold price occured in Tysons Terrace at $600,000.  The lowest of the Tysons Corner townhome sales prices happened in Courts of Tysons at $388,300.  Of the 7 townhome sales in the 22182 zip code, two had subsidy.  With an average of the 7 computing out to be $801/per transaction or sale.  The days on market ranged as high as 126 days and as low as 5 days on the market, with an average of 42 days.  The average net sold price vs. list price was 97%.  Of the 7 townhome sales, only one is described as a short sale, and non were referred to as bank owned or foreclosure properties.

Things bode well for the future as well as there are currently 6 Tysons Corner Townhomes under contract.

Right now there are 13 different properties available for sale in the Tysons Corner townhome communities.  These properties are in communities such as = Hahn Property (3), Courthouse Station (6), Merry Oaks, Madrillon Springs, Tysons Village, and Tysons Court.

In November 2009 there were 9 Townhomes sold in the parts of Vienna (22182) and McLean (22102) that make up and border Tysons Corner.  These homes were sold in Courthouse Station (2), Courts of Tysons (2), Hunting Ridge, The Reserves at Tysons, Tysons Village, Westwood Towns, and Wheystone.  These homes sold at an average of 96% NET SOLD price compared to the list price at the time of contract.  They also sold in an average of 56 days on the market.  None of the 9 Tysons Corner Area townhomes sold in November are described as bank owned or short sale (distress situations).

These numbers compare well with the 5 sold in the same month, November, of the preivous year (2008).  In 2008 the 5 sold in Tysons Corner area sold in an average of 92 days on market, and 95% NET SOLD to list price at the time of contract.

Right now there are 21 Tysons Corner area townhomes Under Contract.  The Reserve at Tysons Corner leads the pack with 45 properties under contract.  Other communities with sales pending are: Battery Park, Cedars of Tysons, Courts of Tysons, Hahn Property, Hallcrest Heights, Hunting Ridge, Madrillon Springs, McLean Court, Merry Oaks, and Tysons Village.  Of these 21, none are listed as foreclosure or bank owned, but 9 are described as being potential short sales.

There continues to be a lack of inventory across the board in our area, Tysons Corner area townhomes being no exception, as there is only one property available on the market.  That property is in the Hahn Property neighborhood and is asking $545,000 and has been on the market 223 days.

10 Tysons Corner area, defined as 22102 and 22182 zip codes, townhomes (non-condo) were sold in October 2009.  This compared well to same month figures for last year’s october of 8 sold townhomes in the tysons corner area.  This years sales came from the communities: Courthouse Station (1), Hallcrest Heights (2), Hearthstone Courts (1), Hunting Ridge (1), Reserve at Tysons Corner (2), and Tysons Village (3).
